• We draft our Section 32 Vendors Statement on behalf of you on the basis of the information that you provide us, in conjunction with information that we get through the Land Titles Office and other authorities.
• We draft your Contract to Sell Real Estate. We add any conditions specific to the law or required by you. We will advise you on any other conditions necessary to safeguard your interests.
• We review the signed Contractto confirm that it’s in order and also to determine if added obligations are imposed due to the addition of additional conditions.
• If possible, we ensure an early release of the deposit through the Section 27 Deposit Release Statement.
• If there’s a mortgage on this property, it is our responsibility to negotiate with your bank for the loan balance to be paid and the mortgage that was secured over the property released.
• We Coordinate settlement with Purchaser, as well as other parties that are relevant (such being lenders).
• Following Settlement, we deposit the remaining amount into the account you’ve chosen or transfer the funds directly to you.
